What are fixed weeks compared with flexible weeks?

The various resorts of Anfi del Mar have fixed weeks as well as flexible weeks.

The resorts Anfi Beach Club und Club Puerto Anfi have only fixed weeks. A fixed week means that the timeshare holder has the right to use the week XY in apartment YX each year.

The resorts Club Monte Anfi and Club Gran Anfi have almost only flexible weeks. Fixed weeks are the exception for favoured seasons. Flexible weeks means that the timeshare holder has the right to use one week in a certain apartment type, e.g. 1 SZ (one sleeping room). In this case the timeshare holder has to inquire the resort for the wanted week and gets in return a free apartment. Timeshare holder are flexible and can travel each year at a different week and period of time.
It may be that the period of time in which the timeshare holder can decide about a week is constrained, e.g. at Christmas and Sylvester, or simply booked out.

How long will my advertisement be public in the Internet?

Rent out, rent and exchange: The advertisement will be deleted after the arrival day.
Example: You rent out week 47, Saturday, arrival day 22th of November 2008. The advertisement will be deleted with the next update after
22th of November 2008.

Resale or purchase: Your advertisement will be published 18 month.
Example
: Your advertisement is published 15th of January 2009. Then it will be deleted after 15th of July 2010 with the next update.

Of course advertisements will also be deleted as soon we get information from you that they are no longer necessary. See the form.

Which experiences did other timeshare holders make?

We have some e-mail responses from other timeshare holders published on the site "Experience". Note that most are in German language, but we will add responses in English in future.

 

Questions to chances and to chances and recommendations

What are my chances?

Chances for resale:

  • offers are high

  • demand is low

  • few resales

  • paid prices are low

Chances for rent out:

  • offers are medium

  • demand is high

  • many wishes to rent can not be fulfilled

  • prices are between 600,00 € to 700,00 € for Anfi (1 SZ- Apartment) well above the maintenance fee.

  • advertisement in due time increases the chances considerably.

What do you recommend?

For resale we recommend putting a resale advertisement in parallel with a rent out advertisement.

Your advantage:

  • possibility for resale is given

  • resale advertisements are published for 18 month.

  • rent out is secured with great probability

  •  maintenance cost are covered

  • no lost of timeshare usage rights

  • a small profit is possible

How early should I put an advertisement?

The proceedings after finding someone to rent with transferring the rental fee and sending the information to the resort and to the tenant will take only few days.

Nevertheless it is convenient to put the advertisements as early as possible. Each time again advertisements are put only 3 to 5 weeks before arrival day. This lowers the rent out probability considerably and should therefore be avoided.

Most interested persons seek in the first 3 month of the year.

Some fixed weeks are rented out even 1 year before arrival day!

Therefore we recommend you to put your advertisement as soon as possible. You are welcome to put advertisements 1 to 3 years in advance.

I look for certain week and do not find it. What can I do?

If you look for certain weeks to rent not available in Timeshare-Market.net there are further possibilities to find this weeks as follows:

  1. You can ask timeshare holders with advertised flexible weeks for weeks you want.

  2. Other European timeshare clubs offer comparable markets as there are:

    Advertisement markets may be in English and for enquiries you have to speak English with timeshare holders.

  3. There is the possibility to put an advertisement for rent so that timeshare holders can recognize demanded weeks. Put an advertisement.

Which price can I get for rent out and resale?

The prices in Timeshare-Market.net are very different, especially for resale.

We recommend the following prices for Anfi del Mar:

Rent out:
For a 1 SZ Apartment 650,00 € to 750,00 € per week. For a Studio, 2 SZ Apartment the price is higher.

Fixed weeks allow because of the reduced demand for this special weeks only a price at the lower end of the above mentioned range. If this weeks are in a not so good season or if the apartment does not have a good location the price must be even lower. With very good weeks in a favoured season and a good apartment location you can get also prices at the higher end of the above mentioned range.

With flexible weeks the demand is high and prices may be at the higher end of the above mentioned range.

According to our opinion prices which are 50,00 € to 300,00 € above the maintenance fee are a fair business as well for the timeshare holder as for the interested people. It should never be offered a price below the maintenance fee!

Weeks to rent out offered by Anfi del Mar itself are in the 4-digit € range which conforms to prices in travel catalogues for 5-star apartments in good locations.

Resale:
The re-purchase program of Anfi del Mar allows a resale with about 30 % of the original price. Fixed weeks in good seasons and apartments in good location may get better prices. Look if the program still runs and look for the actual conditions.
With resale private-to-private at Timeshare-Market.net proceeds are between 30 % to 60 % of the original price.

Timeshare holder of flexible weeks face a great competition from holders with similar weeks and gain therefore lower prices. Prices are pushed down by holders who must resale what ever the price they get is.

Timeshare holders of fixed weeks can get higher prices dependent of the season and the location of the apartment. The decisive factor is how important it is for the interested people to get just this week in just this special report.

 

Questions to proceedings and things to pay attention

Is the calendar week KW XY identical with Anfi- week XY?

There are deviations between normal calendar weeks and Anfi- weeks. A list with Anfi weeks together with arrival days and departure days you find here.

How does it go with rent out?

For rent out the following steps are necessary according to our experience:

  1. Both parties find each other and agree on the price.
  2. The timeshare holder informs Anfi del Mar about the guests:
    1. fixed weeks:
      a formless e-mail, fax or letter is sufficient.
    2. flexible (floating) weeks or if you are member of the Anfi Vacation Club:
      You need probably a guest certificate which can be requested from Anfi del Mar for fee.
  3. You give the guest a copy of the document mentioned at point 2.
  4. Additionally you give the guest a proof that the maintenance fee has been paid, e.g. a copy of the bank transaction.
  5. The guest registers at the reception with his name. The reception is already informed about the use of the apartment by the guest. For security reasons the guest has a copy of the document mentioned at point 2. and a copy of the paid maintenance fee.
  6. According to the rules the rent out proceeds have to be transferred to Anfi del Mar where - if need be - the tax is subtracted and the remaining rest is transferred back to your bank account.

Please give attention always to the rules of the resort. For questions about the proceedings the Anfi-Customer-Service will be available for you.

  • Anfi offers a rental program. Before you rent out private you should inform yourself about this program as an alternative.
  • If you want to rent out or to rent private you must take care about the necessary steps by yourself. In some cases you need an additional and not cost free guest certificate.
  • Pay always attention to the relevant rules of the resort.
  • For rent you need the security that you can use the week without restrictions.
  • If you want to use a week from a timeshare holder you need for security a copy of the proof that the maintenance fee has been paid and the written confirmation or guest certificate that you can use the week as a guest. Of course you should carry these documents with you on your travel to Gran Canary.
  • Be alarmed if you get enquiries or offers from so called friends. According to our experience this are hidden commercial deals with exceptional profit. Serious  agents present themselves.
  • The achieved prices for rent out are extremely low compared with the market value. If you are not sure about the market value of a 5-star apartment you should consult travel catalogues or simply ask Anfi del Mar for the cost of a week to rent. Please do not compare apples with windfalls.
    It is a pity that realistic prices cannot be archived due to the great offer and low demand. We take an 4-digit price as realistic in medium-term.
  • An offer for rent below the maintenance fee is not serious and should be rejected. Such big gifts are only for the family.

How does it go with resale?

According to our knowledge the following steps are necessary:

  1. The back site of the original member certificate must be filled out with the data of both parties including the signatures.
  2. The original member certificate must be send to the Customer Service of the Anfi Group together with the "signed transfer document" witnessed by a notary. The change of registration takes place directly on Gran Canary at Anfi del Mar. The form must not be send to the trust in Ireland.
  3. If the signed transfer document mentioned above is not send to Anfi, Anfi del Mar will send a purchase confirmation to both parties. Both purchase confirmations must be send back the signatures witnessed by a notary.
  4. When all documents are in the hands of the Anfi Customer Service the previous contract will be dissolved and the new member certificate will be send directly to the buyer of the timeshare usage rights.
  5. The seller must pay Anfi del Mar 160,00 € per week (the actual price must be asked for) for the administration expenditure.
  6. The payment for the weeks is directly between both parties.

The resale proceeding can be significantly simplified if both parties meet at Anfi del Mar and make the deal there.

Please pay always attention to the rules of the resort. With resale you should always hold contact with the Anfi Customer Service.

What has to be paid attention for with resale?

  • If you want to resale private you must take care about all necessary steps by yourself and follow proceedings that insure that not only the buyer but also you get your right, that means your money.
  • Pay always attention to the relevant rules of the resort.
  • Even if the use of services provided by notaries or trusted persons will cost the buyer money this is recommended. Only then the agreed step by step proceeding is granted. The only secure alternative for the seller is cash in advance. As a buyer you may certainly not accept that.
  • Please inform the buyer for sake of fairness before the resale that private bayed  weeks currently have other rights than original weeks bought from Anfi. For example you currently cannot join the Anfi Vacation Club.
  • The seller normally does not pay transaction fees.
  • Be alarmed if you trade dot directly with the buyer. As a rule with this "deals for friends" there will be hidden provisions you will not hear of. You should always deal directly with the buyer. Only then you really will learn what value your week has.
  • Mediator fees are acceptable if they are shown transparently or if it is known that the service is a "business" to make money and not a "friendship service" or a so called service of a national timeshare club. Fees are normally not paid by the seller.
  • You should be especially cautious if so called honorary offices and mediator services are mixed.

Do second hand weeks have a disadvantage?

Second hand weeks do cost only a fraction of the normal price. But they have also a disadvantage because with this weeks you cannot join the Anfi Vacation Club. The reason for this is that the Anfi Vacation Club is part of Anfi Sales.

Further disadvantages, e.g. not be able to become member of RCI, are not known to us but before the purchase you should have contacted Anfi del Mar.

How do I handle enquiries from companies?

Among interested companies are often betrayer. You can read more about this in our resale warning site. You should be alarmed and should check the enquiries always for tricks described in the resale warnings. Take care that you should never pay fees to an interested party and that you should never give away your member certificate.
