What are fixed weeks compared with flexible weeks?
The various
resorts of Anfi del Mar have fixed weeks as well as flexible
weeks.
The resorts Anfi Beach Club
und Club Puerto Anfi have only fixed weeks. A fixed week means
that the timeshare holder has the right to use the week XY in
apartment YX each year.
The resorts Club Monte Anfi
and Club
Gran Anfi have almost only flexible weeks. Fixed weeks are the
exception for favoured seasons.
Flexible weeks means that the timeshare holder has the right to
use one week in a certain apartment type, e.g. 1 SZ (one
sleeping room). In this case the timeshare holder has to inquire
the resort for the wanted week and gets in return a free
apartment. Timeshare holder are flexible and can travel each
year at a different week and period of time.
It may be that the period of time in which the timeshare holder
can decide about a week is constrained, e.g. at Christmas and
Sylvester, or simply booked out.

Rent out, rent and exchange: The
advertisement will be deleted after the arrival day.
Example: You rent out week 47, Saturday, arrival day
22th of November 2008. The advertisement will be deleted with the next
update after
22th of November 2008.
Resale or purchase: Your advertisement will be published 18
month.
Example: Your advertisement is
published 15th of January 2009. Then it will be deleted after 15th
of
July 2010 with the next update.
Of course advertisements
will also be deleted as soon we get information from you that
they are no longer necessary. See the
form.
Which experiences did other timeshare holders make?
We have some

How early should I put an advertisement?
The proceedings after
finding someone to rent with transferring the rental fee and
sending the information to the resort and to the tenant will
take only few days.
Nevertheless it is convenient to put
the advertisements as early as possible. Each time again
advertisements are put only 3 to 5 weeks before arrival day.
This lowers the rent out probability considerably and should
therefore be avoided.
Most interested persons seek in the
first 3 month of the year.
Some fixed weeks are rented
out even 1 year before arrival day!
Therefore we
recommend you to put your advertisement as soon as possible. You
are welcome to put advertisements 1 to 3 years in advance.
I look for certain week
and do not find it. What can I do?
If you look for
certain weeks to rent not available in Timeshare-Market.net there

timeshare holders can recognize demanded weeks.

Which price can I get for rent out and resale?
The prices in Timeshare-Market.net
are very different, especially for resale.
We recommend the
following prices for Anfi del Mar:
Rent out:
For a 1 SZ Apartment 650,00 € to 750,00 € per week. For a Studio, 2 SZ
Apartment the price is higher.
Fixed weeks allow because of the reduced demand for this special
weeks only a price at the lower end of the above mentioned
range. If this weeks are in a not so good season or if the
apartment does not have a good location the price must be even
lower. With very good weeks in a favoured season and a good apartment
location you can get also prices at the higher end of the above
mentioned range.
With flexible
weeks the demand is high and prices may be at the higher end of
the above mentioned range.
According to our opinion prices which are 50,00 € to 300,00 €
above the maintenance fee are a fair business as well for the
timeshare holder as for the interested people. It should never be
offered a price below the maintenance fee!
Weeks to rent out
offered by Anfi
del Mar itself are in the 4-digit € range which conforms to
prices in travel catalogues for 5-star apartments in good
locations.
Resale:
The re-purchase program of Anfi del Mar allows a resale with
about 30 % of the original price. Fixed weeks in good seasons and
apartments in good location may get better prices. Look if the
program still runs and look for the actual conditions.
With resale private-to-private at Timeshare-Market.net proceeds
are between 30 % to 60 % of the original price.
Timeshare holder of flexible weeks face a great competition from
holders with similar weeks and gain therefore lower prices.
Prices are pushed down by holders who must resale what ever the
price they get is.
Timeshare holders of fixed weeks can get higher prices
dependent of the season and the location of the apartment. The
decisive factor is how important it is for the interested people
to get just this week in just this special report.
Questions to proceedings and things to pay attention
Is the calendar week
KW XY identical with Anfi- week XY?
There are
deviations between normal calendar weeks and Anfi- weeks. A list
with Anfi weeks together with arrival days and departure days
you find here.
How does it go with rent out?
For rent out the
following steps are necessary according to our experience:

Both parties find each other and agree on the price.

The timeshare holder informs Anfi del Mar about the guests:
-
fixed weeks:
a formless e-mail, fax or letter is sufficient.
-
flexible (floating) weeks or if you are member of the
Anfi Vacation Club:
You need probably a guest certificate which can be
requested from Anfi del Mar for fee.

You give the
guest a
copy of the document mentioned at point 2.
-
Additionally you give the guest a proof that the maintenance
fee has been paid, e.g. a copy of the bank transaction.
-
The guest
registers at the reception with his name. The reception is
already informed about the use of the apartment by the
guest. For security reasons the guest has a copy
of the document mentioned at point 2. and a copy of
the paid maintenance fee.

According to
the rules the rent out proceeds have to be transferred to Anfi del Mar
where - if need be - the tax is subtracted and the remaining
rest is transferred back to your bank account.
